ORDER OF PUBLICATION
The object of this suit is to have the parcel of land described herein ("Subject Property") sold for the payment of delinquent real estate taxes, penalties, and interest as well as the costs and attorneys' fees associated with the sale. The Subject Property is owned by the Heirs at Law of Melvin Douglas Baldwin, Sr. It is more particularly described as follows:
ALL THAT certain lot or parcel of land, together with improvements thereon and appurtenances thereunto belonging, lying and being situate in Cedar Run Magisterial District (previously in Lee Magisterial District) Fauquier County, Virginia, on the southwesterly side of Virginia Route 805 about one (1) mile east of Bealeton, containing 14 acres, 1 rood, 30 poles, more or less; and more particularly described by metes and bounds as follows, to wit: BEGINNING at an old broken down willow oak on west side of run and corner to Fant; thence S 32°30'00" E 58.4 poles to corner 2, an elm; and in line of W.O. Miller; thence S 49°45'00" W 59.6 poles to corner three a stone; thence N 12°45'00" W 36.8 poles to corner four, a stake on west side of run; thence N 22°45'00" E 56.5 poles to the point of beginning. TOGETHER WITH a right of way twelve (12') feet wide and beginning at a corner one and following the run to the main road. AND BEING the same property conveyed to Melvin Douglas Baldwin, Sr., by virtue of that certain Deed from David B. Jenkins and June E. Jenkins dated April 4th, 1984, and recorded in Deed Book 464, at page 444, among the land records of the Circuit Court of Fauquier County, Virginia. Said parcel is identified for tax purposes as PIN: 6899-93-4639-000 and PID: 11219.
An Affidavit has been made and filed with the Clerk in the above-referenced suit that there may be PERSONS UNKNOWN to Plaintiff who have an interest in the Subject Property and are made parties to this suit, including the heirs, devisees, assigns or surviving spouses of Melvin Douglas Baldwin, Sr., and who cannot be personally served because after a reasonably diligent inquiry within the Commonwealth of Virginia, the identities, places of residence, and post office addresses of those persons cannot be ascertained.
THEREFORE, it is ordered that Melvin Douglas Baldwin, Sr., Melvin Douglas Baldwin, Jr., and any other persons, including the heirs, devisees, assigns, or surviving spouses of Melvin Douglas Baldwin, Sr., with their respective consorts, who are generally described as PARTIES UNKNOWN, do appear here on Friday, November 13, 2026 at 9:30 a.m., which is no fewer than fifty days after the entry of this order.
IT IS FURTHER ORDERED that the foregoing portion of this order be published once a week for four successive weeks pursuant to Code of Virginia § 8.01-317 in The Fauquier Times, a newspaper of general circulation in Fauquier County, Virginia and posted on the Posted Notices and Orders website of the Clerk of the Fauquier County Circuit Court pursuant to Code of Virginia § 1-211.1 until the return date and time noted above.
